Buying land and renting land are synonymous when it comes to private regions.

You can get land ownership without a premium account and upgrade/downgrade without worrying about tier date!

We always get people telling "I want to buy land, but do not want to pay weekly/monthly". Actually, there is no land in SL without a monthly tier, even in RL, you need to pay land/property tax!

When you have a premium membership, you are actually paying LL directly to even get that free tier for your use and as soon as you stop it, you will lose that land as well. Not just that, to get the mainland you need to pay either LL or a resident the purchase price of the land, which can be insane if you want a well-protected view or water access.

In private regions, you will be paying the weekly tier in L$ to another resident/region owner instead of paying the monthly tier to Linden Labs in dollars but at the same time, you are practically paying 0L$ as the parcel sale price as our purchase price is equal to the first week's tier.

It is also easier to increase your land area or simply get more prims without having to fear going high in the tier slab.

• Our parcels are located in Well Maintained Private Regions with Strict Covenants

• All our private regions are adult rated so that residents can have more freedom

• All avatars are welcome including children (who are above 18 in RL).

• Each parcel has at least one protected view

• Edges that are as good as Corners

• We do not stop you from creating a beach on grassy terrain or vice versa as long as you do not interrupt the view for others.

• The purchase price is the first week's tier, so you basically pay nothing towards buying land to worry about when you want to leave!

• Ability to transfer the tier time that is left after conversion to any rental type of your choice as long as it's owned by us.

• Upgrade or downgrade anytime without having to wait for the tier to expire - we allow up to 3 free tier transfers per month.

• Save the time that is left and use it when you start renting again.

We try our best to avoid lag so,

• Hangouts & Subletting Allowed Only on Approval
  It may or may not be approved depending on the type. Hangout for/Subletting to friends and family is allowed.

• Only a Limited Number of Breedables/Pets/Babies are Allowed
  Movements should be turned off. You would have to keep them in your inventory whenever you are not at home/your parcel if found as causing a heavy load on the region. Not more than a total of 3 per 4096sqm, which may vary depending on the brand/type. Please contact us before renting if you have concerns. You can always use our mainland breedable rentals if you want no limit on farming/breedable/pets/babies.

• Farming Allowed Only On Request
  Farming is almost always allowed but please do not rent before you hear from us. It is to make sure you will be in a region which won't have performance issues due to the excess scripts.

• Height and Build Limits
  Ground level to be used only for houses or store buildings that do not spoil other residents' view. Any skybox, sky platform or box-like structures and/or those above the ground level height limit should be kept in the sky above 1000m and 128m from other sky builds. Please refer to the respective region covenant for specific values. If you want full freedom in this matter, please use our mainland rentals.
