Terms & Conditions

By renting from us you will be entering a contract where you agree in full to accept and follow the rules, terms, and conditions explained in the respective region covenant and those specific to rental type apart from the one below. If you have any doubts or queries regarding any of these please contact us before buying/renting.

General Terms

• We always try to answer as soon as possible, however, please give us 24 hours to get back to you.

• We cannot be held responsible for lost content due to the unpredictable nature of Second Life. However, we will try our best to correct region-wide issues by contacting Linden Lab if we cannot solve them ourselves.

• We reserve the right to develop/change our estates/units if it becomes necessary. Proper relocation will be provided in that case.

• You may upgrade/downgrade at any point and free-time transfers are allowed up to 4 times a month.

• No Refunds in L$ will be provided under any circumstances, but you can always opt to save the time you have left with us and use it later by contacting us directly.

• We cannot guarantee region performance and neighbourhood conditions in the case of rentals located in mainland regions, but we will help you reallocate in such an event.

• These are the Rules that every Resident and Visitor has to follow in order to avoid Forced Eviction without refund or even a ban from the land:

1. NO Harassment of any kind towards other Residents, JMT Estates Owner, and/or Visitors.

2. You are allowed to use public chat to communicate with people whom you meet in common areas. Do not send random Teleport/conference/IM to other residents or visitors of our rentals. If you have any complaints/concerns/issues contact us and we will take care of it.

3. NO Griefing of any kind

4. NO High-lag scripts, excessive use of temp rezzers and/or physics toys (above score 5). Any object using script time of 0.5ms or more and/or script size of 10,000 KB or more may be returned without delay. We reserve the right to return ANY object immediately without warning if we find it as having any kind of negative impact on the region not limited to its performance or aesthetics.

5. NO Spy scripts or any other scripts that can or already have a negative effect on region performance, or that can cause any kind of damage to Residents.

6. NO Bots/AFK Avatars for mass traffic generation.

7. NO Clubs unless specifically allowed.**

8. NO Vampire (bloodlines)/Game attacks or recruiting

9. NO Weapons unless specifically allowed.**

10. NO Objects outside the land/skyplatform/skybox/house/area you are allowed to use.

11. NO Builds which are disruptive/eye soaring with flashing, spinning, or particles.

12. NO Mass gatherings unless you have prior permission from us.**

13. NO Stalking of any kind.

14. NO Spamming of any kind - includes 'Shout' messages, sound loops, and objects which send a large amount of chat. 

15. ANY behavior or activity, that is by the free judgment of JMT Estates Owner, made or done in order to disturb other Residents or Visitors.

16. We reserve the right to return ANY object immediately without warning if we find it as having any kind of negative impact on the region not limited to its performance or aesthetics.

17. You will be expected to comply with the Linden Lab Terms of Service and Community Standards, in addition to our policies and applicable zoning guidelines.

18. Above all, treat everyone with respect and be polite.

Harassment Against Another Resident

• We cannot consider complaints against another resident without proof/evidence, so please make sure you have it.

• Do not try to come up with falsified evidence - we will be scrutinizing it.

• Abuse reports need to be done directly with LL - you do not even need our permission to do it.

• We will try to work with both residents, the first solution will be always relocation to a new place for the victim/complainee which is unknown to the other resident for the sake of safety and avoid memories/recall of the same.

• We do not guarantee eviction/ban of another resident but at the same time, we may ban both parties from each other's areas to let things cool down - do not try to dispute our decision if you have decided to get us involved.

• Constant harassment towards other residents could result in a ban from the respective region or from the entire land owned by us with no refund.

• We try to be as polite and calm while handling a situation diplomatically - do not take it as our weakness.

Harassment Against Our Residents/Griefers/Stalkers

• If your rental with us is in a private region, we can region-ban the offender from the respective region. Proof of abuse is desirable but not a must. You can also request a transfer to another region so that they couldn't find you again with alts.*

• In the case of rentals in mainland regions - we could add them to the ban list of the parcel in case you do not have access to do it yourselves and/or help you relocate to a new area or to a different group altogether upon our discretion.

Usage Over The Land Impact/Prim Limit

• Make sure you use only the allocated prims. If you stay over prim we reserve the right to adjust the rate and thus time left to cover the prim(LI) usage at any time.

• We try our best to avoid object return, so first, we'll try to adjust rent and thus time left to cover the excess.

• We will return objects over the limit if you have very little time left after the adjustment/you refuse to pay for the extra prims or LI/indicate that you won't renew without replying to our IM.

• You can always take off the objects over the limit and contact us to put you back to the basic rate.

Overlapping Other Parcels/Encroachments/Height Limit violations/Builds in Disallowed Area

• We reserve the right to return such objects at any time. You are paying only for the area you are allowed to use.**

• Land renters in private regions and Parcel renters in mainland regions have the right to return encroachments over their areas without giving you any explanation.

• We try to give time to fix it, but there is no guarantee - so it is better to make sure you do not do it in the first place. You can always contact us if you are in doubt.**

Adult Activities in Moderate Regions

• Moderate regions are 18+ by default, so adult activity is allowed but only in private.

• You are not allowed to put objects displaying nudity outside your building or in a way that it is visible to outsiders

• You are not allowed to list or advertise a place with adult content in Search if you are located in moderate regions - this could result in eviction without a refund and even a ban from Second Life.

• We do not take any responsibility for such conduct and possible consequences if you get reported

• We reserve the right to remove any content we see as inappropriate for the region rating without notice
